Welcome to Big Cove Mobile Home Park. We hope you find happiness in your new home. We intend to operate a clean, quiet community, with emphasis on privacy, peace and quiet. Because some families may have different opinions on community standards, and to avoid misunderstanding, the following rules are set forth. We reserve the right to supplement and/or amend the following at any time. Please discuss these rules with us if you have any suggestions.
Conduct
No unlawful conduct is tolerated. Background checks are performed. Any known convicted felon is restricted in the park. Anyone on probation or under any kind of judgment is immediately excluded/evicted from park. All tenants must be legally in this country to rent a lot. Renters must be gainfully employed or have a legal source of income. Renters must not be in bankruptcy.
Children
Children are expected to play in their yards. They may also ride bikes or skate on the edges of the streets. Children may not play in their neighbors’ yards without invitation, in the drainage ditches or near the storage and maintenance buildings. Working parents must arrange for adult supervision of children while the parents are out of the park.
PETS
Small house pets are permitted in the community. Dogs must be no larger than small poodles (approx. 20 pounds), and approved by management. They may be outside only when being walked on a leash, and must not be left outside unattended or tied up outside. Pets are not allowed in your neighbor’s yard. You must clean up after your pet daily. Pets may NOT be bred, and no litters of puppies or kittens may be kept in the park. Dogs and cats that are running loose will be considered strays and taken to the animal shelter. Pets that are noisy and unruly, or those that cause complaints will not be permitted to remain in the community.
Garbage
Garbage must be kept in the cans provided by the county. Garbage cans will be kept at the back of the home and set out at the street on Monday for pick up (on Wednesday if Monday is a holiday). Please note: garbage service will not pick up wood, metal, mattresses, water heaters, etc. These should be taken to the county sanitation department or moved onto Worley drive as specified ..... note: County debris removal is no longer a service provided in the park. Debris must be moved by tenant onto Worley drive 20 feet past the treeline of lot#2.
Vehicles
At no time does the park allow unlicensed or non-running vehicles to be kept on the lot. All vehicles must have good mufflers, current license plates, and be driven only by licensed drivers. “Glass pack” mufflers will not be permitted. Visitors may park on the street in front of your lot. There will be a charge for re-landscaping your lot if torn up by parking on the lawn. Washing and waxing of your car may be done on your lot. Used motor oil must be removed from the park and the empty cans taken to your garbage can. No motorbikes, go carts, etc. may be ridden in the park. Motorcycles often constitute a noise nuisance and must be approved by management before being used in the park. The park speed limit is 15 mph.
Unlicensed vehicles will be towed at owner’s expense.
Mobile Home and Lot maintenance
We intend to keep your neighborhood neat and attractive, without clutter.
General
Each Lot currently rents for $200/mo. Rent is due the 1st of the month. Checks must be mailed to: 843 Bainbridge Way, Birmingham, AL 35210. Delinquent rents will result in eviction. Late rents incur a $5 penalty per week. All outstanding balances must be paid in order to stay in the park.
Continually delinquent rents will result in a rent increase adjustment to the current rent. In order to stay in the park all delinquent rents must be paid plus any court fees incurred.
The BCMHP is a small business and as such to meet expenses late renters are not tolerated and eviction starts immediately.
Tenants cannot be in KNOWN bankruptcy or have a KNOWN felony convention.
Compliance Required
Management declares each of the above rules to be required in the operation of a clean, quiet community. Repeated infractions of these rules will result in eviction

Mobile Home and Lot maintenance

- Management must approve all homes being placed in the community whether new or used. Condition and appearance of each home is of primary importance. No MASONITE exterior homes are allowed in the park.
- Vinyl skirting must be installed within two months after entering the park. It must be commercially made for mobile homes, with top and bottom rails and interlocking panels. A penalty fee will be charged tarting with the third month until skirting is installed.
- Homes must be kept clean and free of rust. Hitches and other visible frame pieces must be painted. The insulation and weather seal under the home must be maintained, and broken windows repaired.
- All possessions kept outside must be in a storage building. Patio furniture, barbecue equipment, and planters are the only items that may be stored outside.
- ALL storage buildings are owned by the park. Each lot comes with ~8X10 building. Larger buildings can be rented from the park. Management will purchase, upon request, an outdoor storage building for your lot for an additional month rental fee. i.e. An 8X12 outdoor building can be delivered and setup on your lot within two weeks from request. The exterior of the building is metal with one 4 ft door and one 2X2 window. This building comes wired with one light and one outlet box. Management will provide the connection from the power pedestal to the storage building. A circuit breaker will be installed on the power pedestal so power can be turned off if desired.
- Steps may be made of concrete, metal, fiberglass, or preserved wood, and must be kept painted and maintained. Homemade steps must be approved by management prior to construction. Permanent concreted blocks may not be used for steps.
- Patio covers and carports are optional, but are desirable additions to your home. If used, they must be commercially made for the purpose, and installation must be completed within 30 days of start of construction.
- Fences of any kind are NOT allowed in the park.
- You are responsible for keeping your lawn mowed, including trimming under the edge of the home, and all trash picked up. Management will mow lawns that are overgrown and a fee charged plus a penalty.
- You may plant flowers and shrubs if you wish, but, as usual in leasehold arrangements, all planting becomes the property of the park upon vacating the lot.
- Management reserves the right to enter any lot at any time to mow, cleans up rubbish, or take any other action necessary to keep the premises in good order. A fee will be assessed if necessary plus a penalty.
- Clotheslines must be of the folding umbrella type, and installed at the rear of the lot. No clotheslines should be attached to storage building or trees.
- Utility connections must be as specified by the city and county codes, and maintained in good condition with no leaks.
- Lot numbers must be posted on the street side of each home.
General
- Lots are rented on a monthly basis, with rent due and payable at the first of the month. Lots are rented to a single family, and additional people may live there only with permission of management. Lots may not be sublet, and any buyer of a home that is already in the park must make application as a new renter and be accepted for residency prior to moving in. Alabama law requires thirty days notice to management of intent to vacate rental property.

- No disturbing noise is permitted in the community from 9 p.m. to 8 a.m. Stereo, radio and TV sound must be kept low at all times. Public drunkenness; profane, loud, or boisterous talk, loud parties, molesting or interfering with the rights of privacy and peace and quiet of other residents will not be tolerated.
- No alcoholic beverages may be served or consumed in the public areas and streets of the park.
- No peddling, soliciting, or commercial enterprise is permitted in the community without prior approval of management.
- Residents will be responsible for the conduct of their guests.
- Firearms, air rifles, bows and arrows, and slingshots may not be used within the park.
- Management will not be responsible for storm damage.
- Telephone service is available at each lot from the New Hope Telephone Cooperative. Management will assume no responsibility for delivery of telephone messages.
- Cable television, and Internet access, is also available at each lot from the New Hope Telephone Cooperative.
- Tampering with equipment belonging to the utility companies: electric, cable TV, and telephone, will result in eviction from the park.
- Tampering with mailboxes other than on your rented lot is a Federal Offense and will be reported to the Alabama Post Master General in Montgomery.
